What we do
One studio. Two ways to put a house on a plot.
SNC is a second-generation builder in South Delhi. We've spent thirty years working on a single problem — how to put a serious home on a difficult, expensive piece of land — and we've learned that there are two ways our clients want to do it. Some hire us as a contractor and pay us to build. Others hand us their plot, ask us to bring the capital and the build, and partner with us on the outcome. Both paths share the same construction process, the same studio, and the same standard of work. Only the commercial relationship is different.
Plot collaboration with SNC

Zero risk to your land.
A clean agreement, terms, and building-specification draft are shared before any construction begins — so the plan is set from day one. Thirty years and two-hundred-and-fifty completed homes of SNC track record on every title. Your land stays in your name until handover.
II.
Zero capital from your pocket.
SNC funds the entire build — design, sanctions, materials, labour, finishes. No instalments, no stage payments, no personal guarantee. Every rupee is ours.
III.
A brand-new flat in eighteen months.
Hand over the old plot today. Take possession of a fully-finished, move-in-ready flat in eighteen months. Italian marble floors, modular kitchen with premium appliances, full-height wardrobes, premium sanitary fittings — every SNC standard, on day one. No second contract. No second studio. Just keys.

Step one
The site visit.
We visit your plot before any other conversation. Every plot tells a different story — orientation, neighbours, ceiling height the local rules will allow, the corner that's two-side open. We walk it with you, take measurements, and form an initial view of what's possible.

Step two
The feasibility note.
Within ten days of the visit you receive a one-page feasibility note — what we'd build, the broad commercial frame (contract or collaboration), an indicative timeline, and the trade-offs the plot enforces. No design yet. Just the shape of the deal.

Step three
The terms.
If the feasibility note holds, we move to a written agreement. For construction clients: a fixed-cost or T&M contract with milestone payments. For collaboration clients: a partnership document covering the share, timelines, and dispute resolution — agreed in writing and on record before any work begins.

Step four
The design.
Our in-house design team takes the feasibility further into a concept package — floor plans, a 3D walkthrough, a material board. Two rounds of revision are baked in. Sanctions are filed in parallel. By the end of this stage you have, on paper, the home that's about to be built.

Step five
The build.
Demolition, basement, frame, slab, finishes — eighteen to twenty-four months on most South Delhi plots. We post weekly photo updates and run a fortnightly site walk for clients who want to be hands-on. Our network of vendors and labour is our own — not subcontracted out at the last mile.

Step six
The handover.
Snag-list, walk-throughs, deep clean. Handover happens once every snag is closed — never before. After possession, we stay on call for twelve months for any settling-in adjustments. After that, our network is yours: same vendors, same supply lines, on call as needed.
